This Land Covenant (“Covenant”) governs all residential, commercial, and public parcels within the City of Leesville Community in Second Life.

1. Purpose
The City of Leesville Community is a family-friendly roleplay environment designed to provide residents, business owners, and visitors with a welcoming, immersive, and enjoyable experience. These covenants are established to preserve community standards, maintain property values, and ensure a positive atmosphere for all residents.
2. General Conduct
All residents, tenants, visitors, and business operators must comply with the current Second Life Terms of Service and Community Standards.
Harassment, discrimination, hate speech, stalking, griefing, or disruptive behavior is prohibited.
Respect for fellow residents and community staff is required at all times.
Community management reserves the right to investigate and address violations of these covenants.
3. Property Maintenance
All parcels must be maintained in a clean and visually appealing manner.
Abandoned vehicles, excessive clutter, floating objects, or unfinished construction are prohibited.
Property owners must ensure landscaping and structures remain consistent with the character of the community.
Community management may require corrective action for parcels that negatively impact neighboring properties.
4. Building Standards
All exterior construction, major modifications, and significant landscaping changes require approval from community management.
Structures must be appropriate to the neighborhood and community theme.
Excessive flashing lights, rotating signs, and disruptive visual effects are prohibited.
Skyboxes and elevated structures must be approved by management.
5. Commercial Properties
Businesses must contribute positively to the community.
Businesses shall not engage in fraudulent, misleading, or disruptive activities.
Exterior advertising must be professional and approved by community management.
Business operators are responsible for maintaining their leased or owned property.
6. Residential Properties
Residential properties shall be used primarily for residential and roleplay purposes.
Excessive noise, particle effects, or scripted objects that negatively impact neighboring parcels are prohibited.
Residents are encouraged to personalize their homes while maintaining neighborhood standards.
7. Roleplay Standards
The City of Leesville Community supports family-friendly roleplay.
All roleplay must remain respectful and consensual.
Residents shall follow the guidelines established by community departments and roleplay organizations.
Community management reserves the right to intervene in roleplay situations that disrupt the community.
8. Employment Opportunities

9. Prohibited Activities
The following activities are prohibited:
Griefing or harassment.
Illegal copybotting or intellectual property violations.
Excessive script usage causing region performance issues.
Deliberate disruption of community events.
Unauthorized commercial solicitation.
Placement of offensive, hateful, or obscene content visible to the public.
10. Community Enforcement
Community management may issue warnings for covenant violations.
Continued violations may result in fines, removal of objects, eviction, or termination of tenancy.
Serious violations may result in immediate removal from the community.
Decisions by community management shall be final.
11. Community Improvements
The Community Owner reserves the right to:
Modify roads, utilities, public spaces, and infrastructure.
Establish additional community guidelines as needed.
Amend these covenants to address changing community needs.
12. Liability
Residents, tenants, and business owners acknowledge that participation in the City of Leesville Community is voluntary and agree to hold the Community Owner harmless from disputes arising between residents or third parties.
13. Acceptance
By renting, purchasing, occupying, or operating property within the City of Leesville Community, all residents, tenants, and business operators agree to abide by these Land Covenants and any future amendments.
14. Rentals that go 3 days overdue without contacting sim owner via notecard will be reclaimed and objects returned.
